<div>New Mexico, like Missouri, was the other trailhead state of the Santa Fe Trail, and its capital of Santa Fe was a principal destination for trading caravans from the U.S. since their first successful trips in 1821. While New Mexico was a province of the Spanish empire, trade with foreigners was discouraged, but with the founding of the Republic of Mexico in 1821, the new government actively sought trade with its U.S. neighbor. The New Mexican domestic economy had always lacked items like fine cotton fabrics, iron hardware and implements, and other manufactured consumer goods, and their ability to pay with silver from the rich Mexican mines to the south made them particularly attractive customers for traders from the specie-short frontier economies of Missouri.With the outbreak of the U.S.-Mexican War in 1846, the Santa Fe Trail became a military highway of invasion, and U.S. forces brought an end to Mexican control of the region. Trade over the Trail quickly resumed, and New Mexico began its new role as a U.S. territory for the rest of the active Trail days. The final days of the Trail would end in New Mexico as well, when the railroad arrived from Kansas in 1879.</p>
<p>The two branches of the Santa Fe Trail, the Mountain Route and the Cimarron Route, rejoined in New Mexico after their split in Kansas. Travelers on the Mountain Route entered the state via the road over rugged Raton Pass, parts of which had been improved by entrepreneur “Uncle Dick” Wootton. As depicted by <a href="http://www.holdread.com/newpaintings.html">artist Doug Holdread</a> on the banner of our <a href="http://www.santafetrail.org/chapters/corazon/Corazon-SFTA-Chapter.php">Corazón de los Caminos chapter page</a>, even with the “improvements,” the trip over Raton with heavy freight wagons was far from easy.</p>
<p>The two branches converged near the modern town of Watrous, New Mexico, and the sprawling complex of Fort Union, continuing past Hispanic settlements and the historic ruins of Pecos Pueblo, before it at last emerged from the passes of the Sangre de Cristos and into the plaza of Santa Fe. Although some adventurous traders continued on to the northern Mexican markets of Chihuahua, for most of the trail-weary travelers and their draft animals, it was the end of their first adventure over the Trail, and a prelude to the one that would mark their return trip.</p>

Most of the water in the southwest and New Mexico is governed by Prior Appropriation, a “water law”. This water law says that whoever first, historically, used the water in a beneficial way has the right to that source of water.  The user must give reasonable proof of the amount of water historically put to beneficial use.</p>
<p>The Native Americans were the first persons in New Mexico to put water to a beneficial use. In water law suits the amount they historically used is often used. Law suits have increased as population and water needs increase.</p>
<p>The water belongs to the state in New Mexico. In some cases we only own the right to use the water. This right is personal property and in some cases it may be sold. There are ground and surface rights.<br />
Ground rights are those that people get by tapping into underground water i.e. domestic wells. These rights are rarely severed from the land. All well rights must be recorded at the Santa Fe County Courthouse. Change of ownership and records  are at the State Engineer’s Office. </p>
<p>A surface water right is the right to divert surface water. This can be a stream on your property or an irrigation ditch, commonly called an acequia. These rights can usually be sold. By doing this it often compromises the entire acequia association and other irrigators.<br />
How much water you can use depends on the amount of surface water rights that accompany your property. Also if there is a well, how much water you can use depends on when it was drilled and where in the county it is located.</p>
<p>Water is measured by acre feet. One acre foot of water is 325,851 gallons. That would be enough water to cover an acre at a depth of one foot. So you can get a better picture the average household, city or county, use between ¼ and 1/3 of an acre foot.</p>
<p>Water rights are expected to be used. If the water is not used the right to use it may be terminated and revert to the state. Important point – your water rights or entitlement does not guarantee that all “wet water” is really available.</p>
<p>If you are purchasing a new home, ranch, farm or farmette consult a local attorney who specializes in water rights. Make sure you know how to keep your rights active.</p>
<p>Santa Feans are by and large conservative with their water use. Native landscaping is becoming more popular and low flow toilets and plumbing fixtures are being used more often. Our water consumption, per capita, is well below that of Phoenix, Denver, Las Vegas and other New Mexican cities.</p>

			<content:encoded><![CDATA[<p></p><p>The spring market is upon us.  Here are some ideas:</p>
<p>1.	Check out the Stucco – nothing looks worse than walking up to a home and the Stucco is cracked and falling off. It’s going to come up in the inspection so why not get it taken care of and remove it from the Buyers objection list.  Nice looking Stucco sets off the architectural details of the home and makes them stand out. I have had Buyers that take one look at home as we pull in the driveway and say. “Pass this one!”<br />
2.	Well painted and taken care of trim can set a house apart from all the rest. It can also be memorable to the Buyer. Window boxes with great flowers can be very special. Look at the houses on your block and do something different.  Maybe something rich and subtle.<br />
3.	For special occasion you always dress up, so dress up your house; selling it is a special occasion. Make sure that there is a great visual mix of colorful flowers, grasses and great rock. Make sure it is easy maintenance and here is Santa Fe native Xericscapeplant are great.<br />
4.	The entrance to the home is vital. Portals and Portico’s or a porch can set you apart from the 10 other homes the Buyer is looking at. All of these can add living space and it is especially nice to have a welcoming entrance before entering the living room.<br />
5.	Another key factor in having the buyers pulling up to your curb is PRICE.  Talk to your Real Estate Professional; have them go over the local Absorption Table with you.  You will learn some very interesting things.</p>
